About that Zestimate, Spencer….

http://www.youtube.com/watch?v=d9EoBa_ez3Q Spencer Rascoff, the CEO of Zillow, sold his house in Seattle in February for a cool $1,050,000. You might be wondering why I am telling you about this. Who cares if Spencer sold his house..whatever. Well, what makes this story interesting is that Rascoff's website, Zillow, zestimated that the house is actually worth $1,608,670, off by a measly 53% of the actual market value. Ooops! And while it's super fun for real estate agents to bash the "evil" Zillow monster, the realty is that computer-generated valuations are far from the best way to determine what your house is worth. … [Read more...]

The Big Pre-Qualification Question

For some, calling a lender to get pre-qualified for a mortgage is an anxiety-riddled, hand-wringing, whiskey-swigging dilemma. Should I or shouldn't I? It's a big deal...or is it? The fact is, it is pretty much pointless to go house-shopping without checking in with a lender first. It's like going shopping without your wallet, only worse. If you forget your wallet, you can ask the cashier to hold onto the awesome bargain you found while you run back home and retrieve the forgotten financials. But if you don't talk to a lender first, you might be shopping at Nordstom's when you really should be shopping at Target (or vice versa). And either … [Read more...]

Phoenix Real Estate Market – 2015 in Review

And now, for the traditional look-back at the year that was. How did the Phoenix real estate market fare in 2015? Not too shabby! In a nutshell, 2015 favored sellers over buyers in most areas, as has been the trend since 2011. The good news for buyers, however, is that sellers can no longer dial it in. There were far more price reductions, more nail-biting, and overall, less partying by sellers and a little more satisfaction in the buying experience.  Gone are the days of slowly driving your car by a house, adding $20K to the listing price of some dump that meets 25% of your must-have criteria, and hoping this, your 27th offer, would … [Read more...]

Affordable Homes in Phoenix — $200K or Less, Going Fast

A cold hard look at the inventory of affordable homes in Metro Phoenix, priced in the sub-$200K range - the sweet spot for first time and re-entry buyers, is sobering. Folks, there is no sugar coating this factoid. These homes are going fast. There are only about 3300 single family homes in Metro Phoenix - 2,300 in Maricopa County and 1,000 in Pinal County that fall into this price range. That includes homes in the outskirt towns like Wickenburg and Gila Bend, small home, old homes and homes that won't qualify for FHA financing. That might seem like a lot, but in the last year, about 34,000 homes were sold in this price range. Here are … [Read more...]

Can You Really Sell Your House in November (or December!)

Real estate sales typically slow down towards the end of the year here in Phoenix. Buyers are distracted with holidays and take longer to make a decision. Inventory increases, so there are more choices. Advantages the sellers had during the busy season tend to wane as the weather cools off. But what if you NEED to sell your house now? This may not be the most ideal time to sell your house, but it is doable. About 5,000 homes will go under contract this November compared to over 8,000 that went under contract in June, one of the busiest months. Sure the number is lower, but that's still 5,000 houses! And yours could be one of … [Read more...]

That Solar Energy Thing – Savings in Downtown Mesa

Yes, it gets hot here. Really hot. And even when it's not blazing hot, it's more than likely sunny. Really sunny. It only rains about 30 days a year here. So, if you are a weather forecaster, your job is pretty easy. Because we have SO MUCH SUN in Phoenix, it makes sense to consider solar energy. A lot of sense. Solar is catching on and companies that supply solar panels to homeowners are popping up faster than weeds in March. More and more new home builders are offering solar as an option. It's a big deal in the Valley of the Sun, so much so that in 2012, Governor Janet Napolitano observed that solar power in Arizona has the potential to … [Read more...]

I am heading downtown to check out some of the downtown destinations in Metro Phoenix and review how each town fared in the 2009 real estate market.
