Let’s take a look at the current inventory of homes for sale in Phoenix…What’s hot and what’s not?

There are currently more than 17,600 homes for sale in Maricopa County. When you look at the mix of price ranges on a map, you can see a heat map forming representing affordability across the Valley. For homes in price of $200K or less, your best bet is the West side. If you want to live in the East Valley – Mesa, Tempe, Gilbert or Chandler, you are going to need to spend a few more bucks – most homes are $200K and above.  If you want to drop some serious dollars on your new house, northeast Phoenix and Scottsdale are the places to look.

In Central Phoenix, there is a broad mix of price ranges represented, however the inventory virtually disappears if you are looking for a newer single family home.

Homes at the lower price ranges are disappearing fast.  Single family homes priced below $150K are in increasingly short supply, and homes between the $150K-$200K are fast becoming an endangered species. The sweet spot of inventory between $250K and $400K is relatively unchanged in the last year. For those lucky luxury home shoppers looking at homes for $1Million, inventory is up. Isn’t that the way it always works?

With a nod to affordability, the news is still positive for buyers.  The most recent Home Opportunity Index (HOI) released by the National Association of Home Builders and Wells Fargo, which measures buyer affordability, measured 70.9 for Phoenix compared to 62.2 nationally.  This indicates that a family making the median household income in Phoenix (reported at $64,000 annually) could afford 70.9% of the homes sold in the 3rd Quarter of 2015 given today’s lending standards.  A normal range is between 60-75%.
