With less than 3 months inventory of homes in Queen Creek, homebuyers are scratching their heads trying to find a home to buy. So it is no wonder that the home builders who had locked up their sales centers for months have opened the doors once again to take advantage of the increased demand in the area.
I stopped into one of the sales centers and found that it was packed! The sale agents were all busy answering questions and handing out information. I haven’t seen that in a long time. It is just one more indication that better days are ahead for the housing market here in Phoenix.
I want to pass along a couple of tips if you are interested in purchasing a new home, rather than battle it out in the resale market:
YOU ARE ENTITLED TO REPRESENTATION: Be sure to bring your Buyer’s agent with you when you visit the new home sales center. The sales agent sitting in the office may seem really friendly, but keep in mind that that agent works for the builder and has the builder’s interest in mind, not yours. You are entitled to representation and it won’t cost you at a thing…the builder pays the Buyer’s agent a commission for their services. Just like any deal, the Buyer’s agent makes sure you are getting the best deal for your money and that the transaction runs as smoothly as possible.
DON’T AUTOMATICALLY ASSUME YOU ARE GETTING A GOOD DEAL: The builders often offer incentives for the home purchase and are especially generous if you use their in-house lender. Be sure your Buyer’s agent checks comps and refers you to an outside lender who can give you a comparative estimate of the loan terms. Builders need money too and may not be as competitive with the resale market as it might seem.
TREAT THIS HOME PURCHASE LIKE YOU WOULD ANY OTHER: Do your due diligence just like you would with any other home. Be sure to get a home inspection…and that advice might surpirse you. I have seen many defects turn up during a home inspection that were missed by the builder. The builder will repair them but only if they know bout them. These were significant issues like stucco falling off the exterior wall, and an upstairs bathtub that leaked so badly, the ceiling was damaged filling the tub up just one time.
